LE3 Housing Market Update I The Property Fox Leicester

The LE3 housing market is in a strong place currently, and whilst prices have not really moved up or down over the last 12 months, the core market of semi-detached homes and terraced houses below £250,000 is still seeing huge interest.
Summer holidays are not far away, sometimes there is a slight slow down in the market-place, but generally speaking anything that is suitable for first time buyers is generated a stack of activity, certainly anything lower than £150,000 is not hanging around at all!
Let's put some meat on the bones.
The average price achieved on over 1,000 sales in the last 12 months is £194,000.This includes all property types in the LE3 postcode.
If we drill that down further and look at what individual house styles are currently worth, then we see that semi-detached homes are currently worth around £182,000, and terraced houses are worth very close to £150,000 on average.
LE3 has some quite substantial terraced houses available which can drag up the average price, whereas semi-detached homes across the area are very similar, although areas like Braunstone and New Parks will put the average down slightly, as ex-council housing is always that bit cheaper than those from private residential areas.
We'll look at some more data next month to see if we can predict where the market is moving over the Summer months.
