The LE4 postcode is always a strong performer with certain areas like Belgrave and Rushey Mead heavily impacting the average prices for the area, let's see what is happening in LE4 currently. 
The last 12 months have been a very stable market for LE4 residents, with over 800 sales taking place across the postcode in that year, the average price achieved has been £195,000. Over the last 3 months the average price for the properties sold is slightly less at £191,000. As we can see, the market has not really shifted much in the last 12 months at all. 
 
The average semi-detached home in LE4 is currently worth around £190,000, which does not surprise me at all. LE4 is awash with semi-detached homes so it makes sense that the average semi-detached home would not be too dissimilar in price to the average price achieved across the last year. 
 
Terraced homes on the other hand are massively more expensive in LE4 than in other parts of the city, worth in the region o f£160,000. LE4 terraced housing is hugely focused around the Belgrave area, and due to the popular nature of this location, where two bedroom terraced homes in average condition can achieve around £200,000, this really does impact the average price for terraced homes in the postcode quite severely. 
 
We'll look at some more data next month to see if we can predict where the market is moving over the Summer months.
