The aim is to provide you with objective advice on what your current home may be worth in today's market - and how that might change if it were sold now or at some point in the future.
When you're looking to let out your property, it's important that you get a valuation done so that you have an accurate idea of what the property is worth. This will help you to set the right rent price and avoid any potential disputes with tenants down the road.
It's also a good idea to get a valuation before putting your property on the market, as it can give you an idea of how much you could potentially get for it.
There are a few key differences between booking and having a valuation done for your property to let compared to selling it:
-When you book in for a valuation with us, we'll ask you to provide some information about the property and your reasons for wanting the valuation.
-While we're doing the valuation, we'll be taking into account a number of things that could affect the value and marketability of your home:
-The building itself (including size and condition)
-The location (a property in an upmarket area with plenty going on nearby may be worth more than one in a less popular area)
-The type of property (for example, flats are often worth less than houses because they're not as spacious and may be more difficult to let out; an end-of-terrace house is likely to attract buyers at a higher price than one in the middle of a terrace).
-We'll also be looking at the local property market to get a good idea of how much similar properties are renting for and what buyers might pay.
-All this information, along with our own thoughts on whether your home is worth more or less than it currently is, will help us come up with an accurate valuation that gives you a fair idea of what your property may be worth.
