MAKE AN OFFER
When making an offer on a property, there are a few things that you will need to have in place before speaking with the estate agent.
Firstly, you will need to have proof of your deposit being available. This could be in the form of a bank statement or letter from your bank confirming that the money is available. Secondly, you will need to have proof of your agreement in principle from your prospective lender. This could be in the form of a letter from the lender or an email confirming that they will be able to offer you a mortgage on the property. Finally, most estate agents will also want proof of ID, such as a copy of your passport or driving license.
You will also need to decide what offer you want to put in on the property. This is a vital step of the process because it will take into account everything you have thought about throughout the process. It is important to consider how you feel about the property, things that have happened during your viewing visits and what point of view to take on the areas that need work. For example, you may hate the property now but feel like it can be turned around into your ideal home with some elbow grease and TLC.
Once you have all this information in place, then you are ready to discuss an offer with the estate agent.
The estate agent will take down all of your details and advise if they think the seller is likely to accept your offer or not. The key here is to remember that you do not have to accept their advice because the final decision lies with you!
If you wish to go ahead with submitting an offer, then the estate agent will discuss the offer with the seller, and there may be a period of negotiation in order to reach an agreement. If the offer is accepted, then congratulations! You are one step closer to owning your dream home. However, if the offer is rejected, then don't be disheartened - remember that there may be other properties out there that are perfect for you.
