Top 3 tips for selling a house that needs work! I The Property Fox Leicester

1. Get everything out! Absolute clear the house from top to bottom, if it is vacant obviously. The viewers can tell the house needs work doing to it so leaving a battered old 3 piece suite in the living room and a 1970’s cooker with eye-line grill in the kitchen is not going to make it feel more “homely”. Strip it right back, leave carpets down generally, unless they too are in awful condition, and just let the house be. It’s easier for the estate agent viewing the house, and crucially, it’s easier for the viewers and buyers to see everything about the property. You may also want to leave some curtains up for some privacy and security, but apart from that, CLEAR OUT! 

 

2. Price the property really competitively. This is key. A house offered with no chain, at an attractive price, will blow everything else out of the water and will attract a lot of interest really quickly, which is exactly what you want with an empty house, you don’t want it sat around vacant for weeks on end waiting to achieve a sale. Don’t worry that you will “under-sell” the property, it is physically impossible to do that if you go to open market as the interest you will generate will be huge and the price will rally to a place where you need it to be. 

 

3. Let the agents do the viewings. Block viewings, handled by professional agents, can yield superb results, will in excess of the initial asking price. There is no emotion involved for the agent, whereas there could be for you, and we can get direct feedback from viewers at the appointment. Block viewings create competition and there is nothing better to generate a super price! 

 

We used the above 3 tips for 2 block viewings on Saturday 27th April and had 7 viewings at both houses, they both had offers, and have both agreed sales over the asking price! This stuff works!
