What can a landlord, or letting agent, or both, do to protect themselves and their property from a rogue tenant?

The landlord can start by getting a good letting agent.

The front end of a tenancy is the most important part, and a letting agent will help you to make sure that everything is put into place properly. Documents are central to all of this and if you don't get them right you will hit problems and won’t realise it until the end of the tenancy. 

 

Both the documents and the property need to be right. The boiler needs to be working, carbon monoxide alarms and smoke alarms need to be in place and much more. 

We always do a first initial inspection before we rent it because we need to know that the property is up to standards and in a liveable condition ready to be rented out. Once the inspection is done and we know the property is in perfect condition to rent we will then find the best suitable tenant for the property along with the right documentation. 

 

The right property and the right documents normally leads to a good tenant and a good relationship between the landlord, tenant and the letting agent. 

 

Tenants will feel hard done by as there has been no safety checks done. 

 

Court fees and legal costs will need to come out of a landlord’s pocket if none of the process is done correctly. 

Landlords won’t just be short on rent; they will be short on all costs too as they are not cheap. 

 

If things are all done correctly, and everything is all in place then this can prevent all the above happening.
