While there are some potential risks associated with renting to pet owners, there are also some advantages to consider.
Allowing pets in your rental property may make it more attractive to potential tenants and may even lead to longer tenure from existing tenants.
Additionally, pet-friendly rentals can command higher rents than those that do not allow pets.
If you do decide to allow pets in your rental property, there are a few things you should keep in mind to avoid problems.
First, be sure to add a pet clause to the tenancy agreement that outlines the tenant's responsibilities for keeping the pet in the property.
You should also request a reference on the pet from the previous landlord, if available.
Finally, be sure to have an inventory done on the property so that if the pet has caused any damage when it comes time for the tenant to move out, you will have documentation of the damage.
While there is no mandatory requirement to accept pets, if you do decide to allow them in your rental property, following these tips will help you avoid any problems.
If the landlord does decide to refuse the pet then the landlord must provide a good reason without being unreasonable in writing within 28 days of the request.
