The Tenant Application Form: What to Know and Why it Matters 
 
In order to get a new tenant into the property, we as estate agents need to ensure that they have filled in an application form and provided photo ID and their current address. 
 
This may seem like a trivial part of the process but it is actually quite important for both landlord and tenant. For the landlord, this information ensures that he or she will be able to contact them easily should there be any issues with damage or rent arrears, while for the tenant it means they can't just disappear without giving notice. 
There are other things that landlords and tenants should be aware of when it comes to the application form. 
 
Firstly, it is important to make sure that everything on the form is filled in correctly - this includes contact details, employment history and references. 
 
Any false information could lead to problems further down the line, so it's best not to take any chances. Secondly, it is essential that the tenant has a valid photo ID and proof of their current address. 
 
This can be anything from a passport to a driving licence or recent utility bill. Without these things, we will not be able to process their application form - meaning they may lose out on the property they're interested in. 
 
 
So, what happens if the tenant can't provide photo ID or proof of their current address? 
In this case, we will usually ask them to provide these things as soon as possible. If they are unable to do so, then unfortunately we may not be able to proceed with their application. 
 
This is because without these documents, we cannot be sure that the person applying is actually who they say they are. It's important to remember that these checks are in place for both the landlord's and the tenant's safety, so it is best to try and get them sorted as soon as possible. 
 
While this may seem like an inconvenience, it's important to remember that these measures are in place for a reason. By ensuring that all tenants have filled in an application form and provided the relevant ID, we can be sure that everyone is playing by the rules and that both landlord and tenant are protected. So if you're thinking of renting a property, make sure you're aware of what's required and don't forget to bring your ID with you!
