If there is a repair that needs to be fixed within the property you must call the letting agent if its fully managed or the landlord if the landlord manages it himself.  
 
Depending on how serious the problem it is you can ask the landlord if they are happy for you to repair it yourself and take the costs off the next months rent or for the landlord to come out and take a look at it and see if its a wear and tear problem or it has been done by the tenants.  
 
If its something small like a dripping tap then usually the landlord will be happy for you to sort it out yourself but if its something bigger like a broken window then the landlord will need to send someone out to have a look.  
 
If its something that needs repairing urgently then you can call out a tradesman yourself and just let the landlord know what happened and how much it cost so they can reimburse you.
